An estimate, not a loan offer. It leaves out mortgage insurance, which lenders usually require with less than 20% down, and flood insurance if the home needs it.

The default price is the Texas statewide median sales price of $339,000 for July 2026, from the Texas A&M Real Estate Research Center. Change it to any price.

Why your rate may be different

These are averages. The rate a lender offers you depends on your credit score, how much you put down, the loan type and size, whether you pay points, and the day you lock. A jumbo, FHA or VA loan can price differently from a conventional loan.

Talk to a licensed mortgage lender, and shop more than one. Within three business days of applying, a lender has to give you a Loan Estimate, a standard form that makes offers easy to compare. The Consumer Financial Protection Bureau explains how to read one.

Common questions

Are these the rates I will get?

No. They are national averages. Your rate depends on your credit, down payment, loan type and amount, points and the day you lock. Get a Loan Estimate from a licensed lender for your actual rate.

How often do these numbers update?

Freddie Mac publishes its weekly survey on Thursdays. The jumbo, FHA and VA figures from Optimal Blue are daily and post with a short delay. This page checks for new numbers every few hours.

What is a jumbo loan?

A mortgage larger than the conforming loan limit that Fannie Mae and Freddie Mac can buy. For 2026 the baseline limit for a one-unit home in most U.S. counties is $832,750. Check the Federal Housing Finance Agency map for a specific county.

Should I compare lenders?

Yes. The Consumer Financial Protection Bureau recommends getting Loan Estimates from more than one lender and comparing them side by side. Talk to a licensed mortgage lender, and shop more than one.
