Guadalupe River Homes for Sale – FM 3351 to Canyon Lake

This section of homes for sale on the Guadalupe River spans from FM 3351 downstream past Guadalupe River State Park passing under HWY 281 and ends just before flowing into Canyon Lake. Since the water is free flowing, it is largely dependent on upstream water flow, along with discharge from springs and seasonal creeks to maintain a healthy flow. During the hot summer months water levels can become shallow and even go underground in some sections of the river. The river bottom is comprised of gravel and limestone shelves. Tubing and kayaking are popular activities from FM 3351 to the State Park and from the State Park down to FM 311. Although there are several neighborhoods offering single family residences on the water, the majority of land bordering this part of the Guadalupe River is ranch land. Home prices start in the low $300’s and go up from there.

Guadalupe River Homes for Sale – Canyon Dam to Gruene

This section of the Guadalupe River is the most popular and well-known amongst locals and tourists alike. Starting where the cold waters of Canyon Lake are discharged from the dam, snaking down River Road which is lined with outfitters offering tubing and whitewater rafting and ending at the Gruene Road Bridge, homes for sale on this part of the Guadalupe River offer riverfront living at its finest.

The upper section of the river is cold and clear with limestone shelves and gravel bars offering some of the best fishing. Trout are stocked yearly in these cold waters and it is common to see drift boats full of fly fisherman during the peak season. As you move down river closer to Gruene the water temperature rises and the river bottom turns to more of a gravel bottom remaining clear. Depending on how much water is being released from Canyon Lake, this section of the Guadalupe River offers some of the best white water rapids in the state.

It is a popular section of the river for tubers and kayakers looking for a scenic float as it winds through the heart of New Braunfels before reaching the dam just upstream from the Faust Street Bridge and the start of Lake Dunlap.

This section of the river is clear with a rocky, river bottom. The water flow is dependent on the release of water from Canyon Lake and the Comal River that converges with it just upstream from the Faust Street Bridge.

Properties for sale on the Guadalupe River from Gruene to Lake Dunlap vary in style and architecture and ranging from traditional residential homes to condominium complexes. Prices start in the low $300’s to the multi-millions. Guadalupe River Homes for Sale – Below Meadow Lake

The Guadalupe River continues to flow southeast from New Braunfels to Seguin forming Lake Dunlap, Lake McQueeney, Lake Placid, Lake Seguin and Meadow Lake before eventually free flowing again until it gets close to Gonzales. This section of the Guadalupe River starts at the Meadow Lake Dam (Nolte Dam), flows through Belmont and on to Gonzales following HWY 90. The water level is dependent on upstream flow and release from Canyon Lake and the daily release of water from Nolte Dam.

The river bottom starts out rocky with fairly clear water clarity and becomes murkier the closer you get to Belmont and Gonzales. This is one of my favorite sections of the Guadalupe River for canoe trips and camping as the majority of the land that borders the river is ranch and farmland so you rarely see any activity on the river.

Homes for sale on this section of the Guadalupe River start in the high $100’s and go up from there.
