Two rivers.
Six lakes.
One hometown.
The Guadalupe leaves Canyon Lake and winds along River Road into New Braunfels. The spring-fed Comal rises in Landa Park and runs about 2.5 miles through town, lined with homes, condos, parks and the tube chute, before it joins the Guadalupe. From there the river steps down through a chain of lakes to Seguin.

I'll tell you what the listing won't:
- Whether it sits in a mapped flood zone
- HOA rules, dam district taxes and rental restrictions to look into
- What similar homes nearby recently sold for

Joshua Downey is a highly respected realtor in the New Braunfels Hill Country area. His professionalism, patience, and steady guidance were especially evident throughout a difficult sale he helped my family navigate. He remained responsive, thoughtful, and committed every step of the way. I would highly recommend Joshua to anyone looking for a knowledgeable and trustworthy real estate professional.
…The first house that we made an offer on and agreed to a price, Josh decided to dig a little deeper on the location and flood plain and found out that the bottom floor which is the living area, wasn't insurable. … After that, we had full trust in Josh that he had our best interest in mind.… Read the full review
My fiancé & I had Josh as our realtor when finding a house in New Braunfels. We were new to the area as we had a work relocation from Illinois to Texas. He was a great realtor to work with. He helped us out on every step of the home buying process & was available anytime for questions. He is a realtor that will go the extra mile to make sure everything is going smoothly for you. I would definitely recommend him to anyone looking to buy a house.
